What is SpaceSplit?
SpaceSplit provides safe, affordable, and well-managed homes where residents rent private bedrooms while sharing common spaces. Our homes are designed to foster community, stability, and respectful living.
Who is SpaceSplit for?
SpaceSplit is ideal for working professionals, students, traveling workers, and individuals seeking an affordable, clean, and community-oriented living environment.
Is SpaceSplit a long-term or short-term housing option?
We primarily offer flexible long-term housing, with minimum stays of 30 days.
Rooms & Homes
Do I get my own room?
Yes. All SpaceSplit residents have a private, lockable bedroom. Bathrooms may be private or shared depending on the home.
Are the homes furnished?
Common areas are fully furnished. Bedrooms may be furnished or unfurnished depending on the property listing.
What do furnished rooms come with?
If a bedroom is listed as “furnished”, it will come with a bedframe, mattress, side table, seating, and closet system.
Can I furnish my own room?
If you would like to bring into the house, furniture of your own, you'll need to get approval by management by filling out the Personal Furniture Move-In Request Form. Please be aware that you are fully responsible for the care, maintenance, and removal of your personal furniture or property. If any damage occurs to the property, including but not limited to floors, walls, doors, or fixtures—caused by moving, placement, or use of personal items, house member will be financially responsible for all costs of repair or replacement including damage to the property (floors, walls, doors, or fixtures).
What utilities are included?
All homes include utilities such as water, electricity, internet, and trash. Some homes may charge a separate and additional utility fee depending on the property and amenities.
Can I choose which room I rent?
Yes, based on availability. Room pricing varies depending on size, bathroom access, and amenities.
Can I meet the other guest tenants in the property?
No. We would not be able to arrange that. We can however give you basic info like gender and age-range mix per property.
Application & Approval
How do I apply?
You can apply directly through our website by completing the online application and submitting required documents. Documents to provide are:
Copy of Govt Issued ID
Proof of Income (3 months)- Checkstubbs, Bank Statements, Employer Letters ok.
Application fee is $50
What qualifications are required?
We consider income stability, background screening, rental history, and overall fit for shared living.
If you have an eviction on your record within the last 5 years, please prepare a letter of explanation outlining those circumstances.
If you have a criminal history that is non-violent in nature, please prepare a letter of explanation outlining those circumstances. We MAY request letters of recommendation in some instances.
If you have a criminal history that involves any kind of violence, we will not be able to host you.
Is a credit check required?
Yes, but we take a holistic approach. Lower credit does not automatically disqualify an applicant.
Will my Rent Payments help my credit?
Yes. For an additional fee of $4.99/mo, we do allow you to request that your rent payments be reported to the credit bureaus. Login to your Tenant Portal to request that.
How long does approval take?
Most applications are reviewed within 24–72 hours.
Rental Insurance
Is it required?
Rental insurance is not required, but encouraged. In the case of a fire, flood, or theft, please understand that your items will not be covered. If you choose to get rental insurance, please add SplitSpace as additional insured.
Payments & Fees
How much is the security deposit?
Deposits vary by property and room type and are disclosed before move-in. Standard deposit is $250.00
When is rent due?
Rent is due weekly or monthly on the date specified in your agreement. This is agreed upon at the start of the lease. Login to your tenant portal and request a change if needed.
What payment methods are accepted?
Rent is paid through our secure online portal using ACH or debit/credit cards. Your portal can be found on our website at www.SplitSpaceCoLiving.com
Are there additional fees?
Any applicable fees are clearly disclosed upfront.
House Rules
Are there house rules?
Yes. Each SpaceSplit home has community guidelines covering cleanliness, noise, guests, and shared spaces.
Can I have guests?
Guest policies vary by property. Overnight guests are not permitted.
Are pets allowed?
No. We love them but respect the members who suffer from allergies.
Is smoking allowed?
All SpaceSplit homes are smoke-free indoors.
Move-Out Expectations
Do I Need to give notice?
Yes. Please provide written notice of your intent to move-out within 30 days of your desired move-out date. You can also go onto your tenant portal to send this notice.

Maintenance & Support
How do I request maintenance?
Maintenance requests are submitted through the resident portal.
Who handles repairs?
SpaceSplit coordinates licensed and professional maintenance providers.
What if there's an emergency?
Emergency contact instructions are provided at move-in.
